Rezoning of two Summerside properties no issue for city’s technical services

SUMMERSIDE, P.E.I. — Two Water Street East rezoning requests received the green-light Tuesday from the city’s technical services department at a Summerside planning committee meeting.

"Dory View by Water’s Edge", on the site of the former Heritage Trailer Park, and Starlite Estates, on the grounds of the old Starlite Drive-in theatre, both received the OK from city engineers.

Each site was within easy access to water, sewer and electrical connections. The city’s infrastructure was able to handle the proposed developments, said Aaron MacDonald, speaking on behalf of Summerside’s technical services team.

By rezoning the former trailer park land to a Comprehensive Development Area (CDA), it will allow company 1000018 P.E.I. Inc. to build about 30 small, single-family dwellings on the property at 630 Water St. East. While the parcel is zoned C2 commercial, its use as a trailer park was non-conforming. The CDA zoning is appropriate for the proposed development.

Starlite Estates, to be developed by MacDuff Holdings, will be 40 units, mostly semi-detached homes with few single family residences as well. The holding company requested the land be changed from R1 to R2 to allow the multi-family homes to be built.

Summerside council will make a final vote at its Feb. 19 meeting. The opportunity for public input has passed.
